Updated Seller’s Disclosure Goes Into Effect July 1st

Do you have any questions? We’ve been receiving numerous inquiries lately regarding the revised Seller’s Disclosure by the Real Estate Commission, which will be implemented on July 1st, 2023. The Delaware Association of REALTORS® has shared a valuable resource that might address your concerns.

They have made available a recording of a recent Zoom event called “Special Hot Topic Session: Understanding the Real Estate Commission’s Updated Seller’s Disclosure.” This informative video (which can be streamed below) could provide you with the answers you seek regarding the modifications.

Delivered via Zoom, our flexible schedule offers classes on Tuesdays and Thursdays from 6 pm – 9 pm, as well as Wednesdays from 9 am – 12 noon AND 6 pm – 9 pm to suit your availability.

Orientation will be on Monday, Sept 11th, 6 pm – 9 pm, providing a comprehensive overview of the course structure and expectations. The final exam will take place on Tuesday, Nov 7th, marking the culmination of your learning. Rest assured, the cost of the course covers all materials, ensuring you have everything you need to succeed.

2024 SCAOR Board Recruitment

Our 2024 Board Recruitment period is now open. Please consider applying or encouraging someone to apply. This is truly an opportunity to help guide the Association.  

As a reminder, our bylaws state, “The governing body of the Association shall be a Board of Directors consisting of elected officers, five (5) REALTOR® members and any seated NAR director who is a member of the Association.

Directors shall be elected to serve terms of three years, except at organization one-third of the elected directors shall be elected for terms of one, two, and three years respectively,
or for lesser terms as may be deemed necessary to complete the first fiscal year.

No more than two (2) members of the Board of Directors (BOD) should come from any member firm, with the exception of the position automatically assigned to the immediate past president.
” 

 

 

 

 

The filled positions for the 2024 Slate of Officers shall be as follows:

 

·       Adriane Gallagher – President (one-year term)

·       Allison Stine  – Past President (one-year term) 

·       Mary Dayton  – One-year Director 

·       Jack Redefer – Two-year Director 

·       Chris Lind – Two-year Director

·       Trina Joyner – NAR Director (two-year term)

 

The open positions for the 2024 Slate of Officers shall be as follows:

 

·       President-Elect (one-year term)

·       1st Vice President (one-year term)

·       2nd Vice President (one-year term)

·       Director (three-year term) – 2 positions available

·       Treasurer (one-year term) 

·       Assistant Treasurer (one-year term)

 

The Nominating Committee, which will meet soon, must send the Slate of Officers to the BOD at least 70 but no more than 100 days before the annual meeting on Monday, October 2, 2023.

SCAOR Seeking Mentors & Mentees for NAR Spire Mentorship

The Sussex County Association of REALTORS® is excited to announce their involvement in the National Association of REALTORS® Spire mentoring program, a groundbreaking initiative created to drive inclusivity in the real estate industry through mentorship and education which aims to inspire individuals from diverse communities to explore career opportunities in real estate. This innovative initiative provides mentees with exposure beyond the traditional day-to-day business operations, such as marketing, appraisal, IT, property management, and financing guidance. Additionally, mentees will have access to live educational events, networking opportunities, one-on-one mentorship meetings, and a tailored online platform.

Stephanie Moody, SCAOR’s AE, expressed her excitement about the Sussex County Association of REALTORS® participation in the NAR Spire mentoring program. Moody stated that this initiative “will encourage individuals from diverse communities to consider careers in real estate and help them learn the fundamentals of the industry. Additionally, the program will foster education, empower individuals to seriously consider real estate as a career path, and cultivate the development of generational wealth through property ownership. SCAOR is thrilled to be part of this innovative initiative that will help individuals unlock their potential and succeed in the real estate industry”.

NAR Spire, launched in 2021 with nine pilot regions across the U.S., including Trenton, N.J., aims to empower individuals to learn the fundamentals of the real estate industry, cultivate generational wealth through property ownership, and foster education. As facilitator of the mentor program, NAR will provide resources and tools to help participants define expectations, set objectives, develop an action plan, and complete a formal mentoring agreement.

Mentors who participate in the program have the opportunity to play a leadership role in addressing inequity, network with peers, and increase their impact in the industry. SCAOR encourages those who are interested in pursuing a career in real estate to learn about the diverse paths available in the industry. The Association also invites REALTORS® who are interested in sharing their experience as mentors helping mentees unlock their potential, increasing diversity in real estate, and expanding their influence across the industry to apply for the NAR Spire program.

SCAOR Travel Scholarship Deadline Approaching!

How to sign up for the Recording Activity Notification Service

Sussex County property owners have an added defense when it comes to protecting their homes.

The County’s Recorder of Deeds office this month launched a free service to anyone who owns property in Sussex County. Called the Recording Activity Notification Service, the feature provides email alerts to property owners who have subscribed to the service whenever a land record is recorded with their registered name.

Recorder of Deeds Alexandra Reed Baker moved to institute the feature shortly after taking office in January, saying it is already included in the online recording software used by Sussex County to manage its database of property deeds and mortgages.

“Providing the citizens of Sussex County with tools to help protect their property from deed fraud is of utmost importance to me,” Recorder of Deeds Reed Baker said.

The service comes at a time of growing concern nationwide about identify theft, specifically deed fraud, whereby thieves file fictitious documents to steal the land right from under a property owner. Delaware’s transfer tax law – the fee recorded with each property transaction – makes it more challenging for criminals to commit deed fraud, Ms. Reed Baker said.

“Still, if we can offer something that gives the public some measure of peace of mind,” she added, “I think that’s worth making available and promoting.” Click here to access a PDF version of the directions on how to sign up for the Recording Activity Notification Service.

The First YPN Event of 2023 a Great Success!

SCAOR’s Young Professional’s Network happy hour event on Wednesday, January 25th to welcome members and new comers to an exciting new year at the Big Fish Grill in Ocean View was a huge success, despite the rainy weather. The turnout was fantastic, with many in attendance eager to network and make connections. The atmosphere at the event was lively and upbeat, making for a great evening of conversation and camaraderie. Overall, the event was a great opportunity for our members to come together and build relationships in a fun and relaxed setting. The appetizers at the Big Fish Grill were absolutely delicious, adding to the overall enjoyment of the night. Special thanks to SCAOR affiliates for their sponsorship of the event, which helped make the evening a success. Announcing the 2023 SCAOR Travel Scholarship


We recognize that staff, NAR Committee Members, and other members who may be interested in leadership could benefit from attending the NAR Mid-Year and/or the NAR Annual Meetings. Therefore, a scholarship fund has been created. All fully completed applications will be considered and judged with a scoring rubric to determine the awardees and the amount of each scholarship.

Any REALTOR® member who meets the criteria and are willing to fulfill the scholarship requirements are encouraged to apply by Friday, February 3, 2023 for travel to the NAR Legislative Mid-Year meetings in Washington D.C occurring May 6 – 11, 2023. The deadline to apply for travel to the NAR NXT Conference in Anaheim, CA occurring November 14 – 17, 2023 is Friday, April 28, 2023.
